The deal is in the details that are found in the basic real estate agreement-a formal document typically distinguished by tiny tape and convoluted language. An unsigned form is merely a piece of paper.
In real estate to have an official contract, there must be an offer of acceptance. Even with a written agreement with offer and acceptance, you still need consideration to make the deal work. Consideration in real estate means that a buyer will make a deposit with an offer, cash that is designed to show the seller serous intent and to compensate the owner if the deal falls through due to fault of your own.
If you were to sell your home to a family member then it is possible to have a deal with good consideration- meaning love and trust rather than cold hard cash.

If you decide to list your property through a broker, be certain to get a copy of the offer form used by that broker. Carefully inspect the document with the broker, and if necessary with an attorney. Fully understand all obligations required.
All areas have a standardized form agreement that is available for local home sales. It is recommended to use a localized for rather than a generalized national form because local jurisdictions commonly require certain items to have a valid real estate agreement.
The standard terms you should cover in an offer include price, deposits, damages, financing, location, application, seller take-back, settlement, title, agency, insurance, etc.

Flat construction response Hi, I purchased a flat from SMR builders. The flat is located at SMR Vinay City, Miyapur, Hyderabad. As per the agreement, they handed over the flat on October 2007 without any delay . All the inside walls of the flat and corner finishing was good, there are safty grills in my flat and we are living in 10th floor with 2 year old kid. flat owners in SMR vinay city are satisfied with SMR's construction We have contacted the MD, GM, PM, engineers and superviser Any suggestions are welcome. | ||||||

LIC Housing Finance launches new home loan product - smr builders flat construction
LIC Housing Finance today said it has launched a new home loan product christened Freedom on a floating rate basis.
Under the scheme, loans upto Rs30 lakh would be offered at 9.9%, loans between Rs30-lakh-Rs75 lakh at 10.35% and loans of Rs75-lakh-Rs1.5-crore can be availed at 10.75%.
The scheme will allow customers an option to convert to a fixed rate scheme for five years after the disbursement of the first loan amount. They can exercise this option only once, within one year of availing the scheme.
The rate would be linked to the prime lending rate, unlike the company's Advantage-5 scheme that was launched last year, with the lending rate fixed at 9.25% for five years, and after that on a floating rate basis.
The company added that it has withdrawn its Advantage scheme, on concerns that it could be deemed to be a teaser loan rate scheme.
"It was not a teaser rate scheme. It would become a dual rate scheme after five years. We had sought a clarification from the regulator on it being a teaser rate scheme. Since we did not receive any clarification, we decided that it was better to withdraw the product," LIC Housing Finance's Chief Executive Officer, V K Sharma, said.
LIC Housing Finance operates 205 offices across the country and has representative offices at Dubai and Kuwait.
